Kim Julian Atienza is a real estate professional with hands-on experience across a wide range of asset types, working alongside operators, investors, and developers. He brings expertise in financial structuring, investment analysis, development strategy, and capital advisory — all with one goal: helping clients make smarter decisions, unlock value, and execute with clarity.
He founded Akilian Real Estate Advisors to provide strategic, transparent, and results-driven guidance. Whether supporting a new development, sourcing capital, or navigating a complex deal, his work is rooted in precision, integrity, and an unwavering focus on client success.
Before launching the firm, Kim Julian advised on acquisitions, entitlements, and development planning across multifamily, SFR, condo, mixed-use, industrial, office, retail, and self-storage projects — gaining experience in both institutional and entrepreneurial environments. This breadth allows him to tailor solutions to each client’s unique vision and goals.
He holds a Master’s in Real Estate (Finance & Investment) from NYU’s Schack Institute and a Bachelor’s in Real Estate & Development from UC San Diego, with a minor in Entrepreneurship and Innovation.
